Fabrik8 Waverly aims to offer the best work environment possible in upcoming 200 000sf
project in Mile-Ex district.
Montreal, October 23 rd 2017 – Lima Immobilier announces today its plan to pursue WELL
Certification for its Fabrik8 Waverly project, by the International WELL Building Institute™
(IWBI™) through its WELL Building Standard™ (WELL), which is the premier building standard
to focus on enhancing people’s health and wellness through the built environment.
Now registered for this pioneering new building certification program, Fabrik8 Waverly will
be one of the first building to achieve it in Montreal.
‘’Before even knowing that the Well certification existed, we were already planning to push
further the work environment in a wellness perspective for users. When I learned about this
new certification, I knew I had to get it as it summarises in data and facts what I was already
trying to do in the first place’’ says Pierre-Antoine Fernet, President of Lima Immobilier.
In its efforts to achieve certification, Fabrik8 Waverly will implement advanced technologies
in thermal comfort, lighting, heating, air conditioning, musical ambience, electric transport,
energy efficiency, air quality, water quality and many other aspects of the complex
The project also focuses on integrating physical activity and healthy food at the work place.
The rooftop sport center and ground floor cafeteria, part of the common area, are two of
the additional features to achieve this goal.
Administered by IWBI, WELL is a performance-based system for measuring, certifying, and
monitoring features of the built environment that impact human health and wellness,
through air, water, nourishment, light, fitness, comfort and mind. WELL is grounded in a
body of evidence based research that explores the connection between the buildings where
we spend approximately 90 percent of our time, and the health and wellness impacts on us
as occupants of these buildings.
Projected to be completed in early 2019, Fabrik8 Waverly would be awarded
WELL Certification by IWBI upon rigorous testing and a final evaluation by Green Business
Certification Inc. (GBCI), which is the third-party certification body for WELL, to ensure it
meets all WELL performance requirements.
